WOODANILLING

  

The Woodanilling Shire is a small municipality of just 1126 square kilometres, located 252 kms south of Perth in the picturesque great Southern region of Western Australia.

 

The Shire of Woodanilling is predominantly a sheep and grain producing area and it is these industries which form the economic mainstay of the area.

 

At the hub of the Shire is the unique and charming small town of Woodanilling located just east of Great Southern Highway 29 kms south of Wagin and 26 kms north of Katanning.

 

This charming and unique small community is well serviced with a general store, a post office, petrol bowsers, some light industry, a primary school, a community hall and well patronised sporting facilities.

 

A feature of the town site and the social centre of the village is the historic Woodanilling Tavern with its fully restored Federation front verandah façade.

 

This delightful building is open 7 days per week and serves quality meals 7 evenings per week. In winter you can soak up the atmosphere with the buildings several open fires and in summer you can enjoy a cool drink and sumptuous meal in the delightful grounds under the protective shade of hundred plus year old majestic gum trees.

 

 

LOT SIZES

 

Lot sizes range from 1.6926ha (4.1 acres) to 7.333 ha (18.1 acres). Most are around 2.1 ha (5 acres) to 3.1ha (7.5 acres). Important. The metric lot sizes shown in Annexure A (the price list) were determined by a licensed surveyor employed by the Seller in 2005.

 

The lot sizes shown on the map contained in Annexure A and shown on the Certificate of Title are provided by Department of Land Information (formerly DOLA). These lot sizes vary very marginally from those lot sizes provided by the surveyor.

 

The explanation for this slight variation is that the Department of Land Information data is determined by a survey completed many, many years ago when instrumentation was not as accurate as that employed today.

FENCING

 

All lots will be fully fenced with quality steel post and hinge joint (ring lock). An opening will be left on each lot for purchasers to install a gate of their choice.

 

ROADS

 

Lots 134 to 178 will have gravel road, council maintained access. Lots 6, 7 and 8 have bitumen road access (Great Southern Highway) on the western side.

 

The roads to be built to allow access to lots 134 to 178 are engineer designed and will be constructed by the Shire at the Sellers cost. Only those sections of the road reserves available will be constructed to allow full legal access to each of the lots. The remaining sections of road reserve will remain unconstructed and the Shire has undertaken to plant trees on these unconstructed sections at the Shire’s cost.

 

This will be an added attraction for those lots adjacent to these unconstructed sections in that the affected lots will have treed unconstructed road reserves adjacent offering further privacy.

 

Those sections of the road reserve to be constructed are clearly shown in the site plan marked Annexure A.

 

POWER AND TELEPHONE

 

Lots 134 to 178 will be provided with underground power and underground telephone services at the Sellers cost. Buyers will be responsible for the cost of connection to the power and telephone services. Lots 7 and 8 have power passing over. Lot 6 has power nearby.

  

SCHEME WATER

 

Scheme water is currently connected to lot 166 (the house block)

 

Scheme water is able to be connected on a restricted flow basis to lots 174, 165, 151, 150 and 134. Cost quoted by the Water Authority for connection and current until September 30, 2005 is $3781.50. This includes endorsement of a “Services By Agreement” endorsement on the relevant lots Certificate of Title. Flow is restricted for such services to 2.31 litres per minute.

 

 

TOPOGRAPHY

 

Some blocks are flat but most are undulating. All lots have views. More particularly the elevated lots have spectacular views.

 

ZONING

 

Zoning of all lots described in the profile is “Local Rural”. The Woodanilling Town Planning Scheme No 1 defines “Local Rural Zone” as follows.

 

“To provide for a mix of residential and business related uses in a rural setting which achieves a high standard of visual amenity, facilitates landscape protection and conservation and will not cause land use conflicts of adverse impact on the amenity and character of the zone”. 

 

ZONING TABLE

 

Attached to this profile as Annexure B, is a zoning table which, subject to the provisions of the Town Planning Scheme indicate the permitted uses under the various zones. Interested parties should direct their attention to the extreme right hand column headed “Local Rural”. Annexure C details schedule 1 to the scheme namely “Dictionary of Defined Words and Expressions”. This should be read in conjunction with the table detailed in Annexure B.

In principle the Shire has expressed a desire to support new residents and industry to the town. Naturally though there have to be rules to protect the environment and the integrity of the landscape and district. This is obviously in the interest of prospective purchasers and residents more than anyone. The Town Planning Scheme will ensure that what is purchased is protected.

 

NO RESTRICTION OF WHEN TO BUILD

 

There is no restriction on the time in which the lot has to be developed after purchase.

SINGLE DWELLING

 

The Local Rural Zone is intended to be primarily for single dwellings however the Council has the discretion to approve ancillary accommodation (eg a granny flat) or a bed and breakfast. Even tourist accommodation may be approved (e.g. chalets) subject to advertising. For full details of uses permitted refer to Annexure B Annexure C and Annexure D  to the profile.

 

SHEDS

 

The Shire Council recognises the need for absentee landowners to store equipment to use to maintain the property. Accordingly Council will allow for the construction of a shed on a property prior to the construction of a residence.

 

Council will further allow a person to live in a shed conditional upon

 

1) All Health Regulations are complied with.

2) Owners have a building licence for a residence approved before erection of the shed.

3) That the building of the residence be commenced within three months and completed within 12 months. NB Extensions may be granted on application. As Council has a Caravan Park, Council will not allow a person to live in a caravan on their property while a house is being built.

 

RELOCATABLE HOUSES

 

Relocatable houses are permitted subject to Council approval and subject to Council policy on the subject.

 

DAMS

 

Dams may be constructed on a property subject to council approval.

 

BUSINESS ON PROPERTY

 

A business may be operated from a property but only as a home occupation, home office or rural home business. Refer Annexure B and C.
