MANDURAH
Mandurah, the focal
point of the fast-growing Peel region, is a coastal city situated where
the Indian Ocean meets the Peel Inlet. It is an hour’s drive south of
Perth, the capital city of Western Australia. A rail link between Perth
and Mandurah has recently been completed and the Kwinana Freeway extension
/ Peel Deviation will further cut traveling times.
Bordered by the
Indian Ocean to the west and the Peel Inlet to the South and East,
Mandurah’s lifestyle is centred on its extensive waterways. The city is
renowned for its beaches, boating, fishing, crabbing and prawning.
Take a tour on a
cruise boat to completely appreciate this area and its plentiful wildlife.
You may even enjoy a close encounter with the local wild bottlenose
dolphins.
Along Mandurah’s
waterfront or at the new Mandurah Ocean Marina you can sample the seafood,
a glass of local wine or enjoy one of the many productions at the new
Performing Arts Centre, Gallery and Theatre. Mandurah’s
restaurants
- many with ocean views – are excellent. The shopping is also great from
the Smart Street Mall to the Mandurah Forum and many places in between.
Another attraction
in the Mandurah region is the 'Golf Coast'. Mandurah residents can
enjoy a round of golf on one of three world-renowned courses. The Kennedy
Bay course, designed in association with Ian Baker-Finch and Roger Mackay,
and Secret Harbour Golf Links, designed by Graham Marsh, are both 18-hole,
links-style courses that are well worth a visit. Another popular course,
the Meadow Springs Country Club, was opened in 1990. A huge drawcard with
international visitors, this course is rated third in Western Australia
and is one of the top 10 resort courses in the country.
In 2006, the
population of Mandurah was estimated at 62,000. The population is
expected to increase to approx. 100,000 by 2016, at an average annual
growth rate of 4.85%. From a small holiday, fishing and retirement town,
Mandurah has developed into the largest and fastest growing regional city
in Western Australia.
Residents of
Mandurah and the Peel region can enjoy a variety of lifestyle and cultural
activities in an area stretching from the Indian Ocean to the Darling
Range. Famous for its protected waters, excellent beaches, superb fishing
and crabbing, international golf facilities and Mediterranean climate of
warm summers and mild winters, Mandurah is the ideal lifestyle choice.
You can participate
in Mandurah’s exciting growth and lifestyle opportunities by acquiring a
residential lot in Sanctuary Waters Mandurah.

FUTURE AMENITIES IN
THE LOCALITY
An Economic and
Recreation Plan for the Peel Waterways was prepared by the Shire of
Murray, the City of Mandurah, the W.A. Planning Commission and the Peel
Development Commission approximately 10 years ago.
Specifically with
regard to the locality of Sanctuary Waters Mandurah the plan says in part;
“The …….. foreshore is the only beach on the open estuary north of
the inlet channel, providing direct access for the City of Mandurah and
the regional road network”
“This is another
‘end of road’ situation at an attractive regional location where there
needs to be provision for adequate parking, public toilets and shade near
the beach. The area appears to have a high potential for tourism
development including …. restaurants and the like.”
Government incentives

particularly first home buyers, should be aware of the valuable assistance

Other Home Buyers
Purchasers other
than first home buyers can still benefit from the new concessional rate of
Duty effective from July 1, 2008.
Relevantly, when
vacant land is purchased and building of a residence commences within 5
years of the date of the contract to purchase the vacant land, the
transaction will initially be assessed at the general rate of duty, but
can be reassessed once building has commenced. However an application for
reassessment must be made within 5 years of the original purchase or
within one year of the date that building starts, whichever is the later.
Please note that neither Ascend Business and Property Brokers, the
sellers or the developers provide financial, taxation or transfer duty
advice or make any warranty that any grant, concession, duty or taxation
arrangement will apply in respect of the purchase of a lot at Sanctuary
Waters Mandurah. Intending purchasers must make their own enquiries and
should seek professional advice in respect of these matters before
agreeing to purchase a lot at Sanctuary Waters Mandurah.
NO RUSH TO BUILD
Many similar land
releases impose an obligation on the buyer to construct a dwelling on the
lot within a specified time frame. The developers understand that
purchasers do not want to be rushed into designing the home of their
dreams (which can, of course, take time). So there is no such obligation
with the purchase of a lot at Sanctuary Waters Mandurah.
This means that
buyers can seize the opportunity to purchase a lot at very reasonable
prices in the current market, yet still take advantage of the confessional
duty rates (whether first home buyer or not) if they construct a home
within 5 years of that purchase.
The other
significant advantage is to investors wishing to invest in vacant land in
an exclusive estate without the obligation of having to develop.
