WHERE IS MOOJEBING?

The town site of Moojebing is located in the great southern agricultural region, around 260 km south east of Perth between the towns of Woodanilling and Katanning. In the early 1890s the government opened up a lot of land in the Katanning area, including a number of town sites. Moojebing was one of these, and the town site was gazetted in 1892. The town site straddled the Great Southern Railway, which opened in 1889, but it was also close to other town sites at Katanning, Woodanilling and Pinwernying. The demand for land was low, and in 1917 much of the town site area was opened up for agricultural purposes. Moojebing is an Aboriginal word, believed from Moojebup Spring, a nearby name first recorded in the area in 1874. The meaning of the name is not known, although one source gives it as the "place of moojung birds". There are no references to a "moojung" bird, and this source is dubious. It may be connected with "moodjar" or "muja", the Noongar word for the W.A. Christmas Tree, Nuytsia floribunda.

GENERAL INFORMATION
The subject lots are within the Shire of Katanning. Katanning is approx 10 kms away and is a major commercial centre in the Great Southern. Woodanilling, a quaint village is 20 kms north of Moojebing and Wagin, famous for the Wagin Woolarama, is approx 30kms north.

Shire Rates for 2009/2010 are $643.00 for each of the above lots
ZONING
The lots are currently zoned ”Rural” but the Planning officer for the Shire of Katanning advised on 20.11.09 that because the size the lots are not suitable for a “Rural” zoning it is likely that the lots in the future will be rezoned “Special Rural”. This zoning change could be some 2 to 3 years away.

Of particular interest to purchasers is Part 111 – Zones – Pages 8 to 12 inclusive. In part this section states
3.2.1 The Zoning Table indicates, subject to the provisions of the Scheme, the several uses permitted in the Scheme Area in the various zones, such uses being determined by cross reference between the list of uses on the left hand side of the Zoning Table and the list of zones at the top of the Zoning Table.
3.2.2 The symbols used in the cross reference in the Zoning Table have the following meaning:

NO RESTRICTION ON WHEN YOU HAVE TO BUILD
There is no restriction on when you have to develop the lots.
Shire policy on temporary accommodation
Attached to the profile as Annexure F is Council policy on Temporary Accommodation. Essentially the policy states.
1) You may reside in a shed or caravan for a maximum of 2 years whilst constructing a permanent dwelling.
2) A bond of $5000 is payable and refundable when the temporary accommodation is downgraded to a non-habitable Class 10 outbuilding.
3) Minimum Health requirements must include a toilet, hand wash basin in close proximity, kitchen sink, laundry trough, bath and/or shower all supplied with running water.
4) All fixtures to be trapped and plumbing installed into a septic system.
5) A minimum 50,000 litres water supply,
6) Smoke alarms must be fitted.
7) Approval for occupancy must be sought and granted.
Purchasers need to read the policy in full, with any queries being directed to the Town Planning Officer.
Sealing of roads fronting the lots.
The Shire has advised that the roads servicing the lots will not be sealed in the foreseeable future.
Rubbish Bin Service.
Similarly the Shire has advised that it is unlikely the lots will be serviced by a bin disposal pick-up service in the foreseeable future.
FIRE MANAGEMENT PLAN
Attached as Annexure E is the Fire Management Plan, which relates to each lot. Purchasers need to familiarize themselves with the responsibilities they undertake in relation to this plan.
SCHOOL BUS SERVICE
There is a free school bus service provided between Moojebing and Katanning.
